Every time I think I'm winning the tenant game, shit blows up in my face.



I got the ceiling tiles for 351 today. I put them in. They don't look like shit. I did have to put screws in a couple of them to hold them up. See, the ceiling is not level and it has the metal brackets instead of wood-for-staples furring strips. Sometimes the metal brackets do not hit the corners of the ceiling tiles and there is no way to make that happen short of tearing down the entire ceiling and redoing the metal brackets, a repair beyond the scope of this project.

So, ceiling is largely fixed, could use a bead of caulk around the one edge to help hold up the floating edge tiles. It also needs to be painted to match the existing ceiling tiles, which are canvas white. The new ones are real white. The reason that the existing ceiling tiles were painted was to cover up the yellow-cigarette-tar color that they were stained after a bunch of smokers lived there. Canvas white is better than yellow-cigarette-tar color.

And that was my day today, so I go home and play horse, there being no messages on the machine. Horse was fine and I was all jazzed to share with ya'll a nice post about how well the horse thing went. But then I got home again and the fucking machine was blinking.

According to the rather frantic, garbled message and the followup phone call (she managed to leave me a number, which sometimes tenants do not, so I called her back), the folks at 216 managed to break the water supply line for their toilet. Apparently, the toilet "just kept running" so they tried to turn it off at the shut off valve. The supply line and shut off valve are plastic (pvc), so when they tried to shut it off, they broke the pipe *below* the shut off valve. (Tenant assures me that "a lot" of it is sticking out of the floor and that I will have "no problem" piecing the PVC. My l33t powers of parsing tenant-speak inform me that this means the break is below floor level. Joy.) Anyway, when the tenant broke the fucking water supply line, she said that water started spraying all over hell and gone, which I don't doubt. At that point, tenant broke into the basement and shut off the water to the apartment, which kept things from flooding but means that I have to fix (a) the water supply line (b) the toilet not shutting off issue and (c) the lock on the basement door.

Fuck.

Bet you half a dollar that the toilet is full of shit by the time I get there.

Spouse can tell you tales of yellow walls from constant cigarette smoke, and what it's like to clean them...

Also, he has experience with that last line as well. Been a great year so far, hasn't it?
